Elan Flower Mound, a mixed-use lakefront apartment community in Flower Mound, Texas, just north of Dallas, is on schedule for completion in the fourth quarter of 2018. Designed by Meeks + Partners and developed by Greystar, Elan Flower Mound will offer residents perspectives overlooking Grapevine Lake. The property will feature 426 upscale apartment homes and 40 townhome options for residents.
The apartments range from one-bedroom, one-bath units measuring 493 square feet to three-bedroom, two-bathroom residences totaling 1,558 square feet with surface parking. Townhomes range from one-bedroom, 1.5-bath units of 1,309 square feet to three-bedroom, three-bath homes of 1,848 square feet with private garages.
“From a design standpoint the challenge was trying to complement the first phase while trying to offer something distinctive and unique in the second and third phases,” Ryan Meeks, partner with Meeks Partners, told MHN. “We went with a Mediterranean feel to complement the initial phase. But the massing, materials and the color choices are a little more contemporary on the second and third phases.”
The other hurdle, Meeks said, was the need to create an urban feel at the ground-floor level, despite there being scant retailer demand for the first-floor space at present. “So our first-floor units give a sense of the presence of retail, but for the immediate future will be residential units that can be converted to retail later,” he said.
Among the high-end amenities at Elan Flower Mound are a pool pavilion with al fresco kitchen and TV lounge, dog park, hammock garden with poolside fire pit lounge and fountain plaza. Also featured are a professional business center, billiards/TV lounge, fitness center, golf simulator/theater room and bike repair area.
The site will include more than 15,000 square feet of retail. The community will extend to the existing Lakeside shopping center along Lakeside Parkway. The result will be an active pedestrian-friendly neighborhood hub.
